GENERAL DESCRIPTION

Set on a wooded hillside, 5 minutes from the medieval town of Cocentaina, this large bungalow with underbuilt flat has excellent access via asphalt roads.  It is ten minutes from the city of Alcoy and motorway access, forty five minutes from Alicante airport, an hour from Valencia and about the same to the coast.  The location is close to walking routes and climbing areas in the National Park, renowned for its medicinal herbs.

The area is famous for its fiestas, particularly the Moors and Christians Festivals and the Cocentaina Fira. The amenities in both Cocentaina and Alcoy are excellent with many cultural and social centres, shops and supermarkets, health centres, a hospital, sports facilities, weekly markets, schools and universities.

ACCOMMODATION (Main House)

The entrance has ample storage and leads into the hallway. The galley style kitchen leads onto the main terrace, suitable for outside dining.  The light and spacious lounge can also be a dining area and has large patio doors leading to the main terrace.  There are two double bedrooms and a twin bedroom, all of generous size, plus a small single room. At the end of the hall there is a shared bathroom.  Adjacent to the main bedroom is a large room with fitted wardrobe, currently an office, which could be a dressing room. The main bedroom has patio doors to separate terrace. It also has a beautiful en-suite shower room.

The main house has central heating by radiators, air conditioning and a large multi-fuel burning stove in the lounge. 

ACCOMMODATION (Flat)

The flat is open plan, with kitchen, dining, lounge, sleeping and office areas. The spacious bath and shower room is enclosed.  The flat has underfloor central heating. 

EXTERNAL

The swimming pool is close to the house and is easily maintained.  The main house has three large terraces, the main one with awnings for summer shade.  The flat also has an extensive terrace, partly covered by a roof. The driveway has parking for several cars, with an additional gravel area in front of the flat.  There are four lockable stores, a roofed wood store and a workshop.

Services and Utilities

Hot water for heating and sinks is provided by a gas boiler. There is a large LPG storage tank at the side of the property.  Fresh water of excellent quality comes directly from an aquifer via a distribution network managed by the local resident’s association. The property has a backup tank and pump.  Both house and flat are fully double glazed. Electricity is from the grid.  Drainage is to a septic tank and soakaway. The house is protected by an alarm system, a 30m firebreak and storm-drains. There is a large satellite dish suitable for receiving British and northern European TV channels. High speed internet is available via microwave link.

It is proposed to include all fitted cupboards, light fittings, log burner, and other miscellaneous items and tools for the maintenance of the pool, land and house.  Furniture and other items are open to negotiation.
